The IBI is your annual municipal property tax receipt from Spain. It shows the Valor Catastral — the cadastral value — the only figure the calculator needs. Your country of residence determines the tax rate.
View a sample IBI receipt →When a Spanish property is sold, the buyer withholds 3% of the purchase price and pays it to the Spanish tax office. The seller must file a capital gains declaration (Modelo 210) within four months of the sale — even if no gain was made. In many cases, part of the 3% withheld can be reclaimed.
